As Principal and Co-Founder of Global City, Brian Pearl’s mission has been to develop world-class buildings that meaningfully contribute to society.
Formerly he served as the Director of Urban Development for Terra Group, one of the largest real estate developers in South Florida. In this position, he oversaw more than $2 billion of development, from property acquisitions, financial structuring and entitlements, to lender and investor relations, sales and marketing, and design and construction.
In addition to his real estate expertise, Pearl has a background in investment banking and money management. Prior to Terra Group, he worked as a fund of hedge funds manager overseeing a $300 million portfolio. Previous to that money management position, he worked on the sell side as a senior equity analyst at JP Morgan in New York. Prior to JP Morgan, he worked as an equity analyst at Salomon Brothers (also in New York) following financial institutions.
Pearl holds a master’s degree in statistics from Columbia University and a bachelor’s degree in economics from Rice University in Houston. He has a Chartered Alternative Investment Analyst Association (CAIA) designation and was ranked a top analyst by Institutional Investor, a leading international business-to-business publisher.
Pearl is a longtime supporter of Save the Children, an organization that transforms children’s lives around the world, and Auge, a Mexico-based charity that provides musical training and food to economically disadvantaged children.

Adam Adler is a Principal at Global City and has over 17 years of experience in finance and real estate development. Prior to joining Global City, he was the Chief Investment Officer and Director of Suburban development at Terra, one of South Florida’s preeminent real estate development companies, where he mainly focused on master planned communities and commercial real estate development. During his tenure at Terra, he was involved in all facets of real estate development, including property acquisitions, financial structuring, lender and investor relations, lease negotiations, sales and marketing, design and construction, asset management and property divestitures.
In addition to real estate development, Mr. Adler has a background in investment banking. Prior to joining Terra, he served as a vice president in structured finance at Bayview Financial, where he played a pivotal role in securitizing over $16 billion of bonds backed by residential loans and small balance commercial loans. Prior to this role, Mr. Adler was an analyst at Burger King, where he worked on a number of the company’s franchise restructurings.
Mr. Adler holds a master’s degree in finance and a master’s degree in business administration from Northeastern University and a bachelor’s degree in economics from Cornell University. He was awarded 40 under 40 by South Florida Business Journal in 2017.

Alec Muñoz brings a distinctive blend of military leadership, engineering expertise, and real estate acumen to Global City Development. As Senior Vice President of Construction, he oversees all phases of design, pre-construction, and construction execution for high-rise and mixed-use developments—advancing best-value solutions, uncompromising quality, and accelerated delivery to market.
With more than $2 billion in multifamily, condominium, and hospitality work, Alec is known for building high-performance teams, steering projects through volatile markets, negotiating best-value GMP targets, and delivering innovative outcomes that create long-term value without sacrificing excellence.
A decorated veteran of the United States Marine Corps and a South Florida Business Journal 40 Under 40 honoree, Alec earned his Master of Science in Real Estate Development from Nova Southeastern University and a B.S. in Civil Engineering from Florida Atlantic University. Drawing on this well-rounded expertise—and his dedication as an active supporter and fundraiser for veteran causes—he brings a mission-driven approach to development and construction that helps Global City deliver transformative projects and lasting community impact across dynamic markets.

Maria Fernanda Urdaneta is a Project Manager at Global City, working directly with the company’s senior vice president of construction to manage projects under construction and in pre-construction.
Urdaneta has more than 9 years of experience in construction project management and cost estimating in Florida. She has established herself as a trusted Project Manager, delivering high-profile projects exceeding $250 million in value. She worked with the project team on the completion of Reva Apartments in Fort Myers, a 255-unit, $90 million residential development, ensuring quality standards were achieved throughout construction. She also contributed to the pre-construction efforts of Tech Tower, a 517-unit, $125 million residential tower, where she helped the team achieve the project’s budget goals.
Her expertise includes cost control, value engineering, and coordinating multidisciplinary teams of architects, consultants, and contractors. She is trusted for leading projects that meet developer expectations for schedule, budget, and quality excellence.
Prior to her current role, she worked as a structural engineer at an international engineering consulting firm, where she developed structural designs for both residential and commercial projects. Urdaneta holds a bachelor’s degree in Civil Engineering from La Universidad del Zulia in Venezuela.

Maggy Rodriguez is the Senior Project Controller at Global City, where she manages financial reporting and accounting for the firm.
As an avid problem-solver, Rodriguez possesses a valuable skill set that focuses on increasing process efficiencies and standardizing project accounting to ensure the company and its portfolio are well-positioned for continued growth.
Rodriguez developed a passion for real estate while working in public accounting for a large real estate developer in South Florida. Rodriguez also had various clientele in distribution and non-profit.
Prior to her career in public accounting, Rodriguez served as an Assistant Controller for 12 medical centers in South Florida and assisted in timely and accurate financial statement preparation and consolidation. In this position, she managed the accounting department overseeing accounts payable, accounts receivable, payroll and benefits functions for over 300 employees.
Rodriguez holds a master’s degree in accounting from Florida International University.

Melissa Charria is a Marketing Specialist at Global City, where she has been an integral part of the team since 2016. With nearly a decade of experience, she plays a key role in shaping the company’s marketing vision and driving growth across its real estate portfolio.
Melissa leads the development and execution of marketing strategies that elevate brand visibility, attract prospective residents, and strengthen community engagement. She manages and creates content for Global City’s properties, ensuring all social media platforms are consistently updated and meet the highest brand standards. Her hands-on approach brings each community’s story to life through compelling visuals and targeted campaigns.
From strategic planning to execution, Melissa oversees market research, trend analysis, and cross-team collaboration to deliver innovative, results-driven marketing initiatives. Her efforts bridge creativity and business strategy, positioning Global City communities for success in today’s competitive real estate landscape.
Before joining Global City, Melissa built her career in the retail and hospitality industries, working with renowned brands such as Celebrity Cruises, where she developed a strong foundation in customer experience and brand storytelling.
Melissa holds a bachelor’s degree in Broadcast Media with a minor in Marketing from Florida International University. Melissa’s longevity with Global City and her diverse skill set make her a trusted leader in marketing, committed to fostering growth and excellence across all company projects.

As Controller for Global City’s Master Planned Communities platform, Beth Bogart utilizes her diverse experience over 30 years in all aspects of construction accounting for single family developments, high-rise residential, and commercial developments.
Bogart began her career at Clark Construction in New York City working in that firm’s Budget, Cost Control, Purchasing and Project Management departments on projects including the expansion of Lincoln Center. Following her time at Clark, Bogart worked at JA Jones and then Morse Diesel/AMEC where she served as Territory Controller for their Southeast Division for over a decade. Prior to joining Global City, Bogart worked developing and implementing field accounting processes and procedures for Terra Construction Management.
Bogart holds a Bachelors Degree from the State University of New York at Albany as well as a diploma in Building Construction Management from New York University. She has been dedicated to volunteering at local soup kitchens and enjoys mentoring young women in the construction industry.
